The Hospitality Preferred Equity Fund, LLC is a regulation D, Rule 506(c) offering created exclusively for accredited investors.
The Fund was established to acquire a single, fully entitled and shovel-ready 4.08-acre parcel located in Port Charlotte, Florida, for the ground-up development of a 117-room Hyatt Studios extended-stay hotel.
Upon finalization of the capital stack, the Fund will contribute its equity to the project until the build-out is complete, which should take 12-14 months from groundbreak.
Unit Holders have the opportunity to receive all benefits of ownership, including a preferred return without the worry of finance or franchise risk

Once the project is finalized, the Fund plans to transfer 100% of its land equity to 1321 Claburn Cir, LLC in return for a maximum 45% ownership stake in the hotel project as well as a 45% interest in second parcel that will be established once the build receives final permitting.



The project is fully entitled and shovel-ready. Construction is expected to begin immediately after the capital stack is finalized.

With over 25 years of experience in Hospitality and Development for international operations, Paul has worked with renowned brands such as Disney, Hilton, Marriott, and Choice.
Michael McKinley, Esq.
With over 40 years of legal experience, Michael specializes in various fields including real property, commercial loans, zoning, planning, land use, law, administrative law, and education law. Throughout his career, he has gained substantial expertise in local government real estate, business and land development, and corporate law. Michael also serves as counsel for the project entity, 1321 Claburn Cir, LLC.
Jeff Criswell
Jeff brings a rare combination of discipline, leadership, and strategic thinking to the real estate industry—qualities forged during a distinguished 12-year career as an NFL offensive lineman and strengthened through more than 30 years of commercial and residential real estate development, funding and brokerage experiences.
After retiring from the National Football League, Jeff transitioned seamlessly into real estate, applying the same work ethic, preparation, and team-focused mindset that defined his athletic career. Over the past three decades, he has built a reputation as a highly skilled developer and trusted advisor, assisting clients in acquisition, sale, development, and funding of high-value real estate assets.
